This building is currently one of the best in the defense industry of Pitsunda. The building has 14 floors. The upper floors rise above the pines, and the windows offer a beautiful view into the distance. It was renovated not so long ago, the maids keep order. Of course, not all equipment works perfectly: somewhere the suspended toilet is wobbling, TV set-top boxes are hanging on wires, WiFi works well in the hall and corridors, and inside the rooms there is not coverage everywhere. But overall, the impression is good. However, in August 2024 there were problems with elevators. There are 3 of them in this building, but there were days when only 1 worked, which led to long queues downstairs. Sometimes I had to walk up the stairs.
If you are going to Pitsunda for the first time, all these disadvantages can strain you. However, you quickly stop noticing this when you swim in the purest sea, drink your favorite cocktail in one of the coastal bars and have lunch at

We are relaxing with friends in the Apsna building, studio -comfort room. The room is spacious, clean, and cozy. Thanks to the maid Elina for the daily cleaning, friendly attitude. On the plus side: the building is located close to the sea and in the shade of a pine grove.There are a sufficient number of sun loungers on the beach (included in the price). We recommend it!

We had a rest with my husband in the building of the Pitsunda boarding house at the end of August 2024. The room was superior with a balcony and renovated. The room is small. But everything is new and pleasant. Kettle and iron in the hallway. I was surprised by the shower in the toilet, the water pours directly onto the floor, there is no sideboard and curtains, but we are not picky, the main thing is that there was always water.
The sea view from the 7th floor is wonderful.

As a result, I returned ONE star for the stunning view from the window, the incredible relic forest of the famous Pitsunda pine around...

The only building of the military industrial complex Pitsunda, which has normal maintenance and room care. We were here last year, we liked everything, for the money that the ticket cost. This year, we did not have time to book a room in Apsny, we had to take the building of Bzyb. Very dirty bathrooms, toilets from previous guests are not washed, there are stains on the bed linen, towels should have been changed on the fifth day, but no. There, you need to remind and ask the staff for everything, who are always unhappy with everything.

The room is comfortable, the room is normal, everything is nice, clean and cozy, there is a small refrigerator, the girl cleans every day and changed the linen once with towels during the week of housing, Wi-Fi catches in the room (some did not catch it), minus there is no curtain in the bathroom and the whole toilet is a bathtub in water, which is not convenient. Also, do not buy a tour from local merchants with tents (there is the same office in the dining room), one driver promised to kill me and my daughter and drown me because he did not like my tone when I said that my husband and mother-in-law were already going to the minibus. He dropped us off with a child in the rain, no one knows where, 7100 money is not returned, they swear and are rude. Everyone in Abkhazia is friendly, but they are rude, it's better to call a taxi and ride with them, you will save your nerves (and life). It is because of them that I will definitely never return to Abkhazia and I will not advise anyone to come to this country!

We lived here for a week. There are almost no complaints about the room (after repair). Nature is beautiful. The sea is clear, real mountains are visible. The pines are all around (though they don't smell). This is the best place on the Caucasus coast. Yes, there is no service, but the air is healing and the sea is green. You won't get it in Sochi. The feeding is not very good. But it's not too annoying. Abkhazians are a friendly and welcoming people. Inadequacies are everywhere present. Who needs a quiet and unhurried rest - you are here. There was one important drawback for us: very high prices in shops and cafes.

Cleaning the room looks strange, but something seems to be being cleaned. Interestingly, it takes 3 seconds from knocking on the door (when they come to clean) to opening the door , that is, you are standing naked , you may not have time.. About the built-in power supply in the gym : it's a little sooo weak, but you won't go for sure) But these are all small things. Price-quality is 1-1 here. I liked. We had a rest in Abkhazia for the second time, I really like the rest here. After my first arrival, I really wanted to relax in this sanatorium. On my second visit to Abkhazia, it worked out. We rested in renovated rooms, first with a wonderful view of the sea, then moved with a view of the mountains. And that was the end of all the delights. Of course, no one is watching the silence, because there are restaurants and cafes downstairs, and they have their own laws on "silence". There are a lot of people on the beach and in order to take a sunbed, you need to try to get out early, and in general find a more comfortable place so that no one pushes or interferes with the sea. But nutrition is generally a separate topic... It's just disgusting - tasteless, bland and cold. I don't want to rest here anymore)))

Rooms (comfort) - the mattresses are terrible, after two nights the lower back hurts terribly. The drain in the shower is bad, if you turn on the water more strongly, the entire bathroom is filled with water.
The audibility is as if there are no walls at all, you can hear everything: conversations in neighboring rooms, in the hallway, how someone goes to the toilet ...

Elevators don't always work either, and they're such that it's just scary to ride them. When it rains, the stairwell is flooded with water.
Somewhere in the neighboring rooms, or technical rooms, there is a rumble, knocks, something falls, rattles, no rest.
The staff is arrogant and arrogant.
The dining room is terrible, unsanitary conditions are all around, dirty dishes, tables are wiped with one rag, leftovers are lying on the floor. The food is disgusting, monotonous, not tasty, a couple of side dishes, a couple of soups, porridge on water, the cheapest tea and coffee.
By the afternoon of the second day, half of our company had severe vomiting, and by the evening the rest also had. A day later, they seemed to recover, after going to our wonderful dining room, everyone's stomachs ached ...
I didn't pay money for such food, in any other dining room, of which there are many, it will be much tastier and cheaper.
On the floor, the unconscious girl was taken away by ambulance.
You ask questions to the staff - they all surprise you as if nothing is happening.
Everyone's condition is so-so, there is no mood.
We will never come here again! And we do not advise you!!!

The staff, if you can call them that, is very arrogant and boorish (I've never seen this anywhere in my life), except for a nice cleaning lady. For 13 days of stay, there was no hot and sometimes cold water every other day. There was no electricity several times. The shower drain stinks, pieces of whitewash fall from the ceiling. Every day someone got stuck in the elevator. There was a dirty carpet in the room, I did not catch the paid Wi-Fi at all (we lived on the third floor). The "staff" did not just shrug their hands at any questions, but yelled and insulted in plain text. The nature here is beautiful, you can not argue, cool air, pleasant sea ... but all this is not the merit of this Soviet boarding house.

Pitsunda is a very beautiful place surrounded by pine trees, a beach and the purest sea. The room stock is gradually being improved (with good repairs). In general, I liked everything. A big request to the owners is to do something about the food: raise its quality, let there be fewer items or a slightly higher price, but this problem must be solved. There are claims to meat dishes. Some of the positions in the dining room are excellent and I really liked them.

There are a lot of channels. Air conditioning is also available in every room. There is a balcony in each room. There is a table and 2 chairs on one balcony. There is a comfortable bed in one room. Into another sofa that can be laid out.

The hotel looks like some kind of broken-down boarding house from the USSR, they gave almost 200 thousand for disgusting food (greasy plates, soggy waffles, greasy unleavened pancakes, etc.), the territory is very large and unkempt, they rent bicycles, but there is nowhere to ride them, because the asphalt is broken, no more with my foot and we do not recommend it to anyone. Soviet decadent chic. The lobby on the ground floor is cozy, but extremely shabby. Some of the reception staff are friendly, but more often they don't really care about the questions and problems that you come to them with. The elevators are old and dark, it will be very scary to get stuck in such a place during another power outage. The room stock has obviously been recently renovated - modestly, but cleanly... before the first serious bad weather. As a result of the storm, during our vacation in early July, the room was flooded with water (oozing, obviously, through a crack in the outer wall of the building.
The WiFi is not bad, but in some places the building does not catch categorically (for example, all numbers ending in "01" and "02"). If they convince you that there is a bad signal everywhere, do not believe it. We found out about this after we were forced to move to another room - the signal was excellent at any point in the new room, whereas before that we could only catch the signal in the space between the rooms and in the corridor.
I would like to say separately about the balconies. They could be great, considering the views - if they, like the rooms, were properly equipped and put at least something except for a couple of plastic chairs, the gray plaque from which is no longer washed off. There is no place to dry beach clothes (there is not enough battery in the bathroom for this purpose).
The building is located within walking distance from the dining room (although considering how they feed there, this can hardly be called a plus) and from the beach, but not directly on the first line, like, for example, Bzyb and the rest of the buildings, while Apsny is closest to the exit to the city.

Of all the buildings of the Apsny network, by far the best. New repairs, new appliances. The elevators are working very poorly, the probability of getting stuck is very high. Living on the 12th floor, we got stuck 2 times, fortunately not for long. The food in the dining room does not shine with the variety of Alaska, the quality is the same. The sea is constantly dirty, there are a lot of jellyfish. The shore is sometimes cleaned. You have to fight for the sun beds because they take up towels in the morning and sunbathe towels. There is little shade on the beach. In general, the entire infrastructure is literally dying. Before our eyes, the roof of an abandoned building collapsed right next to the dining room. But the beauty in Pitsunda and in general in Abkhazia is what you can go there for. And of course the prices are very acceptable for everything.

The most interesting thing is that manager Irina, instead of apologizing for the rudeness of her staff, approved of such an act, explaining that at night I allegedly disturbed their managers with my message…Dear managers, you work in the service sector, in the tourism sector, where there are different time zones, where there are clients who can write at night ... I still did not write or call a personal number… If the thesis is correct, customer focus is at zero. It is a pity that my feedback will not reach the managers, as practice shows, they are primarily interested in the quality and service of their business!

We went there on vacation, previously we lived in other buildings several times, everything seemed to be fine, but this year all the good idea about this boarding house was crossed out. And three meals a day, a buffet, like full board, yes, it's impossible to eat at all tasteless, monotonous, in general, money is wasted, I had to eat at the PHOENIX cafe on the territory of the boarding house, I advise you, the waiters are nimble and the food is normal, delicious. In general, the impression of the current vacation remained spoiled.

The sea was still warm.But there is one BUT .The food was monotonous.Pump rooms with second courses were not heated at the distribution. Apsny is the first building..the first candle from the central alley of seven similar buildings-candles of the resort "Pitsunda". ..the first and with the most unreasonably expensive two and three-room rooms allegedly "superior comfort". Why do they mostly love Abkhazia?..- for a clean and warm sea,..for the air saturated with the flavors of eucalyptus and cypress, Pitsunda pine and bamboo,....for the trill of cicadas and the gentle whisper of the surf,...for the absence of crowds of vacationers on the beach and a budget, normal price tag for accommodation (the price tag for housing in Apsny is far from budget...for the price, like a vacation in Turkey, but not for comfort and certainly not for nutrition). In the buildings "Bzyb", "Golden Fleece", "Colchis" next to the distance from the central part of the resort, comfort is similar..only with one-room rooms and the price is half less. ..accommodation in the following buildings "Amra", "Mayak" and "Amzara" is even more budget-friendly, but rather for a lover of dorm amenities.
Where did such knowledge come from?....in September 2033, in different years starting from 2018, we rested for the fourth time!! in the resort complex "Pitsunda" .......and everything is already known about everything.😉😁 .....so in "Apsny " - the price tag🤦 is inadequate to the service,.......... in "Bzyb", "Golden Fleece" or "Colchis" - more acceptable,.....and in the latter "Amra", "Mayak" and "Amzara" - ....how should I put it more delicately..- for those who like bellhops..almost barrack-style rooms with shared toilet and shower rooms.

We got a room with a view of the pines, 11th floor. We rested with the baby. It's good that I took the food with me, because there is nothing to eat from the buffet. The room is great, small. There was a clogged drain in the shower, and water was spilling all over the bathroom. A very good and kind maid, it was nice to be in the building, she will tell you everything and help. She's a very nice woman. The food is just disgusting, the breakfasts are of the same type, pancakes almost every day. Casserole, semolina pudding, porridge.. but you can always eat bread and butter))) I only ate soup at lunch, the rest is simply impossible..There have never been any potatoes in 8 days. We didn't even go to dinner. The beach is a beautiful sea, that's all. The battle with the elderly for sun beds))) they take them at 5 a.m. and go to the room. People are like animals with these sunbeds- they steal, throw off towels and personal belongings. Unfortunately, if you leave and do not leave a towel on the sunbed, then you will definitely not get the sunbed on your return. There is no hot water at night, it is turned on only after 7 am. And the cherry on the cake was the blackout at 5 a.m. during the eviction. From the 11th floor, dragging a suitcase, bags, stroller and a child is so-so ... no help will be offered. And it is often practiced there. The advantages are only the beach, the room, the rooms with a sea view are better, looked at. There are many cafes nearby, you won't die of hunger. We saw dolphins 3 times.

Yes, the place is wonderful, 100 m from the sea on the territory of the reserve! Bicentennial cedars/pines! (by the way, all marked/counted in 1981 with special tables). The combination of sea and coniferous air is simply divine! We rested in the 1st building, and there are only 7 of them. The sanatorium was built in 1967! Of course, the scale and architecture of the construction of that era is amazing! More than 50 years have passed, and the buildings have not lost their relevance! The territory of the sanatorium is more than 1 km long, you will knock your legs off! There is an electric minibus. As I understand it, almost all rooms of the 1st building have been renovated, all are equipped with air conditioning. The renovation is fresh, for me it's a four. We were vacationing with a family of 4 people in a suite on the 14th (extreme) floor at the beginning of August by "blat", because there were no available rooms, they asked for this room for us through Abkhazian connections. The price for 7 days without power is slightly above 100 K. It's a bit expensive, but we solved the issue a day before the start of the vacation, so that's it. Linen and towels are changed both on demand and on time. Towels can be dragged to the beach. In the sanatorium, 1,500 people rest in all buildings at a time, plus 500-700 people come from the city, there is no crowd, there is more than enough space on the beaches and next to the trees for everyone. The problem with deck chairs (there are fewer of them than vacationers), solved with an Uzbek - their peddler for 100 rubles a day. The sea is a bomb, clean and warm! Pebbles. There is a place in Pitsunda where there is sand. About eating / drinking: prices by the beach are communist by current standards: beer from 70 rubles, cheburek 100, shawarma 200, attention for those who come in stronger: 100 grams of good chacha (there may be a choice of flavors) - 50 rubles! Alkococtails from imported raw materials with a volume of 500 ml - 200/300 r! For restaurants: there are options on site, but the best one is Apsara, which is not far from the entrance to the reserve. The people are always full, the service is not fast because of this, but tasty and high-quality. I advise you to try the local cuisine, there are not many of them, but they are delicious. There is trouble with wine in Abkhazia, mostly shmurdyak, including in glass containers (such as Lykhny), the most similar to wine (and expensive) it costs 1.5 rubles in the restaurant (600 rubles in the store).
The locals are very happy with the income this summer (twice as many people came), but they are already tired)), they are not used to such a load, apparently.
Everything reminds of the great and mighty USSR, asphalt in places from 1967!

We rested in the Bzyb building from July 19 to 28, 2023 and were disappointed with the food, the buffet, there is practically no choice, breakfast and dinner are the same. Porridge on water, soups of unknown ingredients, chicken cutlets every day, tangerine compote every other day. The last time we had a rest was in 2021, there was also honey, an omelet and cooked more or less tasty, there was more choice. It is problematic to feed a child in such a dining room. From 8 a.m. to 12 p.m., we sat on suitcases in the lobby, steamed, waited for eviction, had nowhere to leave suitcases to at least walk, and not sit and guard them. The sea is clean, the air is awesome, we visited 6 times and concluded that it is easier and cheaper to rent a house and eat by ourselves.

We took a double room, it turned out to be very small, as if they put a double bed in a single room (the mattresses are also separate). The repair is adequate, but the TV does not work, the picture is constantly interrupted and "jams", the TV does not have Internet access.
There is no hot water in the morning, the electricity is periodically turned off.
Meals for a maximum of 3 out of 5. Compotes and teas are poured out of old enamel buckets right in front of vacationers. There is no variety.
The staff is passive-aggressive and seemingly unrealistically tired.
Before settling in, you must definitely approach the administrators in the office, who will immediately show an example of Abkhazian "hospitality": they will respond reluctantly, lazily sort through papers and behave boorishly.
The view from the room window to the sea is the only reason why this hotel has received more than 1 star. Keep in mind that you can get a view of the pines and then you can safely forget about the only plus of this hotel.

Everything is very decent with one "but" - very monotonous food. Otherwise, everything is very good. The sea is cool, the rooms and the building itself in which we rested are clean, with decent repairs.
