We are currently resting. This is the second time in the Riviera, because I like everything! There are shops and various cafes around. The sea is nearby, the view from the balcony is pleasing. Everything is as booked, cozy, clean, everything works - we are satisfied! Thanks to Beslan for the hospitality!!!

We had a rest from June 13 to 18 with two children aged 11 and 13. A great guest house. We lived on the top floor with a beautiful view of the sea, I was not lazy and timed the time to the beach, from our room to the water 2 minutes. 50 seconds.
The room is new, clean, beautifully renovated, the only thing I lacked was a rug in the bathroom, it's slippery to go out on the tile after a shower, and probably a couple of shelves in the closet 😊
I read a lot about the steps, but it wasn't a problem for us, we can say we didn't notice this drawback, if they hadn't written so much about them in the reviews, it wouldn't have caught our eye.
There are also two kitchens, everything is very clean, cozy, and also on the top there is a small area with a barbecue, tables and swings, it's very cozy there, like at home. Cleaning on demand, a very responsive girl works there!
The owner, Beslan, is a kind-hearted man, he tries very hard and supports his business, this is a huge plus, he is very open and will help in any situation, we have a feeling that we have known each other for a very long time 😊

This is a great place to spend a family vacation. I also want to write about the place itself, it is very quiet, calm, the beach is clean, there are few people, the sea is just gorgeous.

A great place to stay. Geographically located very conveniently, there are shops, cafes, pharmacy, the last stop of transport, 3 minutes walk to the sea.
Good owner, nice staff.
everything is provided in the guest house, there are several kitchens, recreation areas, spacious, neighbors do not interfere with each other.

I had a rest on October 6-16, 2024, took a room with a sea view (10) plus breakfast.
A minus star for the fact that one morning there were only cold sandwiches for breakfast.
Another minus star is that there was not a single cleaning all the time, I had to wipe the floors myself. I was given a set of underwear - I made the bed myself.
Also, washing dishes after breakfast is independent (without hot water).
The Internet in the hotel is slow and intermittent, if you decide to work with a laptop, there will be problems.

We had a rest from 20.07 to 25.07 !we lived on the top floor, the view is stunning, everything was great , everything you need is nearby ,3 minutes to the sea,the room is clean, the kitchen and everything you need is there, if any questions arise, everything is solved immediately!in general, 100 out of 10 will definitely be back 🥰 thank you for your hospitality 🙏

We are vacationing in the Riviera for the second time. Thank you very much to Beslan for his hospitality and responsiveness, he will always help you with any question. The rooms are clean and cozy. Everything you need is in the room. Cleaning and linen change were done on demand. On the balcony there is a table with chairs where you can admire the view of the sea and mountains.

13.06.24-20.06.24 rested. The room was taken on the second floor, in fact it is the 3rd floor, the first floor is a kitchen with recreation areas. The flight attendant did not bother, we were with two children (9 and 12 years old) and a dog. The sea is clear and it is nearby, a good smooth entrance, just perfect.
I liked the accommodation, everything that was required was solved. Cleaning on demand, as well as the replacement of linen / towels.
You can wash your clothes for 200 rubles. washing.
Of course, parking is free enough outside the peak, but after June 15-20 it is packed, the car will have to be abandoned on the road, it's not a big deal, except for cows that walk where they want, and racers who are in Abkhazia through one.
I liked everything, the accommodation, the sea, the climate, how much rain was predicted, it never went to the Fish Factory, and the sea did not storm here as it did in other cities of Abkhazia.
We will consider this housing option for the coming year 100%

We had a family vacation with two children in July 2024, in Abkhazia for the first time. I transferred the advance payment to the card, they sent me a voucher. The owner of the guest house Beslan is a decent man, he did not cheat with the room, we settled in exactly the one that we chose! If you need something, he is always ready to help. The room is new, everything works, the mattress is excellent, clean. A married couple from Uzbekistan lives in the house - they also keep order, solve household issues. I liked that everything is nearby, the sea is great. Of the cons: 1. the smell of sewage periodically appeared in the bathroom, I hope this issue will be resolved by next season. 2. The lights are often turned off (this is rather a common problem in the country) - the pump does not work, there is no water either. 3. A mattress pad would not hurt - to keep the mattresses clean for the next seasons.

I would like to express my gratitude to the owner of this hotel. I turned to him, but for our dates, which we needed, there was only one suitable room, and we needed 2, for 2 families. Beslan kindly told us about the environment in great detail. We liked another hotel, but the advertisement for it was very fresh and there were no reviews at all, it was scary to make an advance payment, Beslan kindly agreed when he was around to find out everything so that we would not worry. And the next day he already confirmed that such a hotel exists and the person who accepts the prepayment for it is the owner's assistant and money can be transferred to him safely.
Beslan really wants to help, and not just earn money by renting out his home. He was ready to help us, given that we would rent a room not at his hotel, but from another owner. This is very valuable in people. It is a pity that his hotel did not have 2 rooms available for our dates. I think that the attitude towards people is on the face. He has nothing to do with it, he just helped us and that's it. Upon arrival in Abkhazia, we will definitely get to know him personally and next time we will plan the hotel reservation much in advance.
Beslan, prosperity to you and your business and only good tenants. You are not just making money from your business, but you really sincerely want to help, it is very valuable in our world. Thank you for your responsiveness and warm heart!!!
I can't write anything about the Riviera Hotel yet, but judging by the attitude of the owner towards people, I think that everything there is at the same level of humanity, kindness and understanding. There can be no other way for this host)

We came to Pitsunda on vacation for 10 days, stayed at this hotel.
I really liked the location of the hotel on a hill and overlooking the sea and a good sandy beach is just around the corner (very good location).
I liked the quick check-in at the time agreed in advance, the room itself is well renovated, also clean, bright, cozy, spacious.
I recommend the landlord, a very hospitable and responsive person)

If you like noise and fun, then Pitsunda is not for you. This is a place for lovers of nature not too affected by civilization. Walks through Abkhazian villages with their own flavor, peacefully grazing cows, friendly dogs and cats. The turquoise color of the sea water is surprising. Photos on its background are unique. On the beach there is a swing right by the water, showers, cafes and canteens. Bungalows and sun beds are paid.Now about the hotel. The rooms have air conditioning, TV, Wi-Fi. The kitchen has any dishes, microwave, 2 washing machines, 3 refrigerators, stoves, kettle. You can cook by yourself or go to the dining room, cafe, restaurant farm. The choice is large at every step. If there is no refrigerator in the room, then it is on the floor. About the dampness in the reviews:if you arrived after the flood, then this is not surprising, Abkhazia has suffered a lot, but everything has dried up and only fallen trees and parts of cars in riverbeds remind of the flood (if you go deeper into the village). Ladder. If it's hard for you to climb, then book the lower floor in advance. About audibility. After 23:00 it should be quiet, if not, then make a comment, does it not help? The host will solve this problem . The host is very hospitable. Will tell you where to buy good meat and wine. There is a barbecue. If you have any problems, please contact us too. The hotel is located on a hill. It has 4 floors. Unfortunately, the stairs to the floors do not have handrails. We booked rooms at the hotel -guest house in advance, but upon arrival we checked into completely different rooms. The owner cheated and provided rooms that were higher up and without a balcony. Such deception is typical. With problems of the musculoskeletal system, this is a critical situation. The owner just smiled, and after receiving the payment disappeared. Nearby there is a beach, cafes,shops and a bus stop within walking distance.
The place is good.
It is necessary to be prepared for unpleasant surprises from the host.

The hotel is cozy, there is a reception..the rooms are small but with amenities, the toilet room is quite sharp.The owner, Beslan, of the kindest soul!!! human. The mountains, the sea, the nature are just super. Ecologically clean area, clean air (boxwood trees). Cafes, canteens, boutiques, shops are all available, prices are normal... I recommend Bali in August of the 22nd year. The beach is for children.

4 stars for the ladder!!!! As it is, everything is fine. My husband liked everything! The sea is close. Shops, cafes, pharmacy and everything else are very close. Minibuses are nearby. You can cook something light in the kitchen. Shish kebab can be fried at least every day. Thanks to Beslan!!!!(I even treated my husband to tea). We're going there again in the summer. A good host!!! Attentive. I even brought a hair dryer when I asked. Thanks again.

Good day, dear traveler. You might like the photos from the twill booking service, but it's a little embellished.
1) parking - there is none, if you are a car traveler, drive on. (You can park in the courtyard of the house, but do not block garages and do not park your car in other people's places or along the roadway.
2) stairs - steps, dozens of rather steep steps, without railings. Cardio is cool, but it's not the hotel level.
3) the room stock is by local standards, and in the season you will be glad, as for me it is not well maintained, humid.
4) the shared kitchen is what I was shown, I would not call clean and cozy.
5) the administrator is a woman who has seen the sorrows and disappointments of this mortal life, she seems to have told and explained everything, but on the other hand, she seemed to send it and this is normal.
Bottom line: the Twil service is outright scammers.
The hotel has a full 1.5 stars.
The sea is beautiful.

Terrible audibility... it was very hard to sleep, a very small closet for a room for three, things were in a suitcase. We booked a room with a sea view, upon arrival we received a smaller room with a view of the forest. There is no kettle, refrigerator, or hair dryer in the room, and the price per night is the same as in rooms with all the above amenities.

We booked via twill a month in advance, contacted the owner, discussed everything. Arriving on the day of check-in, the owner was not at the place, he did not answer the calls. We waited for 3 hours and eventually left for Sochi to look for housing. We did not expect such a nightmare and do not wish it to anyone!
The place is beautiful, but there is no civilization, think twice before going there!

On the 1st and 2nd floors, the rooms smell musty and damp. There's mold on the walls. Accordingly, mattresses and linens, pillows are wet. The smell does not fade. The price for such rooms is too high. There was no closet in the room. There was an iron hanger that was rusty because of the dampness. Plus the sea is close.
