1) If you are driving a car and it is not an SUV, get ready to service the suspension: the road to the "hotel" is not just terrible, but hellish. You will have broken asphalt, and soil with stones the size of a grapefruit, and passage along a stream, the banks of which are not the most gentle, and again a primer with stones.
2) Hot water, or rather, its quantity. If you come from the beach a little later than the other residents, you wash with cold water. Two boilers for 12 rooms... well, you know.
3) Beds. There's a lottery here in general - you can get soft mattresses, but, with a high degree of probability, you can win sleep on beds that are harder than concrete. And, if you do not swear with the hostess, then the maximum that you can count on is another "concrete" mattress, which she will give you "from under herself", arguing that "I sleep on this myself" is a reinforced concrete argument.
4) Paid laundry. And it would be fine, normal washing, but what can be washed at 20 degrees? Unclear…
5) Optional, but ... there is a nest of hornets on the territory of the hotel, which live in the common kitchen, and, periodically, can fly into the room.
In general, five to one... we will not go here anymore.

It's a beautiful place. Around the forest. Awesome air. The beach is 5 minutes away. A regular room - air conditioning, beds, bathroom. Clear. If you eat to relax, and not look for flaws, then it's a good option. I recommend
