A very pleasant hostess. The house is clean.
It's quiet all around. It takes 3-5 minutes to walk to the sea.
Of the cons; there is only one key to all the gates. Whoever is the last one closes all the doors and gates. But it's not always possible to guess whether you're the last one or not. As for me, you should give each guest the keys to all the gates to the room key, so that there is no confusion.
Bottom line: taking into account the local situation, housing can be recommended.

We had a rest from July 8 to 23, 2023 in the village of Psyrtskha, 3 km from New Athos, Shahumyan str. 1. This is not a hotel. In a fenced area, in a large tangerine garden, there are 4 log cabins. The house has 2 separate rooms, each with a toilet and shower, plus a veranda with a kitchen with all the gadgets (tile, refrigerator, microwave, dishes). There is a children's pool on site (pampered adults also sometimes climb in) and sun loungers by the pool. There is a barbecue area. Graters and skewers at the reception (at the managers Olya and Volodya). If you need a quiet, peaceful and independent vacation, then you are here. For those who do not want to cook, there are shops, cafes and canteens within walking distance. There is a very good restaurant at the Mandarin Hotel. This year we were looking for just such a place. We carefully read the reviews, phoned Yuzu, this is the owner of the resort, agreed on a reservation, made an advance payment. After buying tickets (a separate story), we agreed to meet. On the specified day and hour, dear Yuza met us in New Athos and a black Lexus comfortably and safely brought us to this heavenly place. Think over your vacation in advance, then there will be no worries. More positivity and everything will be fine.

A great house, a little off the road, but you can no longer hear the hum of cars. Roosters crow in the morning, and in the evening you can admire the sunsets. The sea is about 200 meters away, and you can find sand on the beach. There are not many people on the beach. Not far from the house there is a "Wonderful garden" where you can always eat delicious food. To the center of New Athos by taxi 200 rubles. There are also buses. I used the Mongol zone a couple of times. The memories of this place are only good.

I didn't like it, the room smells damp, you still need to pay 150 rubles to wash things, there are ants in the kitchen cupboards, the gate is locked at 22.00 we came to rest, but here such restrictions as in the camp, I will not go to this hotel anymore

We've been coming here for three years in a row, everything is great. We like it - it's not far to the beach, the beach is not crowded, small, medium, large pebbles, to choose from. Sukhum is 15 minutes away, and Mount Athos is 7 minutes by car, of course.

We came with our family. Rest. There is a car - there is no problem with anything. It is 20 minutes to Sukhum, 10 minutes to New Athos, 7 minutes to the beach, but on foot. Yes, they don't offer cocktails on the beach, but that's a good thing. There is a cafe with reasonable prices and good cuisine within walking distance.
The Russian language does not cause hostility, at least not visibly.
Out of trouble, after a severe thunderstorm, we sat without light for two days. Well, it's no big deal.
