Overall, this is a good place to stay. Probably one of the best in terms of location. The staff is attentive and helpful. A beautiful well-groomed and green area, local playgrounds, cozy verandas and gazebos, as well as interesting design accents in the green area make this place special. A beautiful well-groomed and very green area, local playgrounds, a cozy veranda and gazebo, interesting design accents in the green area. There are many trees (olives, tangerines), a variety of flowers and ornamental plants. In the morning you wake up to the wonderful singing of birds, in the evening you can also enjoy it until live music starts coming from the park.
A good location, the area has everything you need for a full-fledged and diverse vacation - even active, even passive.
A minute down the stairs and you are in the very center) Within walking distance of all the main places for mandatory visits, including the monastery, the waterfall and the abandoned train station above it, the church and the grotto of Simon the Canonite, the entrance to the caves, the state cottage, the white beach, the central park with swans, ducks and lots of fish. Food outlets in the district for every budget, from canteens and eateries to a good-level restaurant with original cuisine and beautiful serving. Behind the fence there is a shopping mall with local fruits, wine, cheese and other joys.
Comfortable beds, heating via air conditioning, a small refrigerator in the room (great for storing wine and cheese). There is a large cozy veranda with tables and a wonderful view of the city below and the fortress from above, we spent time there with a glass and talking in the rain. There are also a couple of barbecue areas (one of them with a large stove and a solid table made of cut wood in the gazebo), there are tables, benches and an outdoor swing.
The disadvantages are poor sound insulation in the room and ventilation in the bathroom. As well as a staircase (its upper part) leading to two detached houses... Although it is spectacular, it is extremely inconvenient and sometimes dangerous.
In general, I liked it and if we go again, we will stay there, because the price-quality ratio is good. We went through all the nearby hotels out of interest and realized that we had not lost.

The place is a paradise. I liked everything: the location (we walked around all the sights of New Athos, the beach is a 5-minute walk away); the house (we lived in a new one-story house divided into 2 parts, if two-story houses complained about the lack of noise insulation, then we did not hear our neighbors and in general, when all the houses were fully populated, there was a feeling that we are resting alone!); landscaping of the territory (you seem to be in a well-groomed beautiful forest); staff (Anya, apparently, is a wonderful person, it was easy and pleasant to communicate); I hoped that there were no kitchen utensils for cooking, that we would eat in cafes three times a day but the summer kitchen, beautifully decorated, is also here, so we saved on food sometimes!))!

A very nice place, the location is very good, two minutes from the beach, right in front of a beautiful park and a 10-minute walk from a very beautiful abandoned station and an artificial waterfall, also nearby cafes, canteens and shops, all within walking distance. I also really liked the attitude of the hostess, a very pleasant woman, she will always respond promptly, help, prompt. The territory is beautifully decorated, the rooms themselves are small but clean and very cozy, inside there is a refrigerator, air conditioning, kettle, private bathroom, in general everything is very good. Of the minuses, I can note a little: there is no hair dryer, so keep in mind when traveling here, it's better to take it with you, a fairly steep climb up the stairs to the rooms is not a problem for me, but there are people with restrictions or strollers, it's better to take this moment into account when checking in and probably the most annoying thing is sound insulation, it just doesn't exist, any conversation and movement can be heard as if they are walking right in your room, so a huge request to parents, if your children want to run, let them do it on the territory, and not on the terrace, respect the rest of other people too. Otherwise, I liked everything very much, thanks a lot to Natalia and her hotel😊

I found this guest house on Yandex maps and did not lose. We liked everything very much, we were with the children in August 2022. The location is very good, the center, near the beach through a stunning park, many canteens, a shop. The rooms are small, but with a large bed, we only came to spend the night or lie down during the day, everything was fine with us. Everything in the room is done with love, it can be seen, all the details are selected, the interior is harmonious. Of the small disadvantages: this is the absence of a microwave, but then we got used to it, and I was so glad, not to cook or heat, everything suited me, and the stairs, but it strained only 2 times - at the entrance and exit. But all this is compensated by the view, unrealistically beautiful, and the fact that the hostess and her assistant will always help if anything. Thank you so much for the rest.

We had a rest in early November 2023, the cost per night is 2000 rubles. 2 adults. We were settled on the 2nd floor in a two-storey building with 10 rooms. We communicated only with the administrator Nastya.
Of the minuses:
1. There is nowhere to put the car, there is no Parking. Just by the road in front of the hotel. But there were no incidents;
2. We were given a number that was not checked before delivery. The toilet didn't work, they said knock on it and it will work. After five minutes of trying and climbing into the side of the toilet, Nastya still came and helped to cope with the problem;
3. We talked with Nastya for a few minutes. Unfortunately, she doesn't even know who has to pay how much for the room, she doesn't care. It was not possible to get her to talk about the sights, she ran away to chat on video with her girlfriend;
4. During our stay, wasps lived near the stairs, bitten my husband several times. My arm and back were swollen, I had to take pills. The children from the next room were afraid to go down to the bottom;
5. For 4 nights of stay, there has never been a cleaning and towel change. By the end of the stay, a large garbage bag had already been filled. The room has only liquid soap and 1 sachet of shampoo and balm per person + a towel per person and 1 tea bag. There are no disposable brushes, no mini tube of paste, no disposable slippers, no freshener. And only 1 roll of toilet paper))
5. In addition to two mugs, two spoons and 1 plate, there are no dishes in the room.
6. Very strong draft, even in the toilet. After living, I got a cold.
7. The curtains in the room are translucent.
8. The mattresses are old and heavily sagged. The pillows are dilapidated. And the blankets are sassy;
9. The room is not clean. This can be seen by the dirty pockets on the walls. Plumbing in lime coating.
10. The table is shaky, the wooden shelving in the room, unfortunately, too. As if there's a prop around you.
11. The plot is inclined, the steps are made of flat tiles. At night there is practically no lighting except for a few garlands with light bulbs (for beauty). In the evening, we made our way to the swing with tea to enjoy Abkhazian sweets and in the dark we woke up on shaky steps. They couldn't get up for several minutes because of the pain. If the mugs and bags hadn't been saved, they wouldn't have fallen on the ass, but on their hands, and I'm afraid they wouldn't have been without injuries.
12. There is no breakfast, we were told that the kitchen is not working now. The number of services on the site is greatly exaggerated.
13. There is no hair dryer (we walked with a wet head at +14). No TV, no washing machine. The lack of investment in minimal service is explained by an eco-style vacation. There is no dryer, that is, the towels have not dried out all 4 days.
There are also advantages)):
1. A beautiful plot, a lot of cute trinkets in a single eco-style.
2. Several olive trees. True olives are bitter.
3. This is the center of New Athos. It is convenient to get to the sights by car. The embankment is 5 minutes away. There are fruit stalls nearby. Prices were lower than in the markets and closer to the border. We visited all the cities.
4. The price for accommodation is great for November.
5. Kettle, refrigerator in the room.
6. There is Wi-Fi!

Of the advantages: Each room has a separate entrance/exit to the street, the rooms have a refrigerator, shower, toilet, kettle, small wardrobe. Good views of the city, the main attractions are close enough, but the city is already small, everything is within walking distance. Unfortunately, there are more disadvantages:1. It is very important to take into account the absolute lack of sound insulation! Every rustle is heard! It really gets in the way and gets on your nerves. 2. Another significant disadvantage is the absence of any kitchen, even a microwave! You can ask the hostess, but you won't ask for it every time and very often there is no one in the so-called cafe. 3. The site does not indicate that the climb to the rooms is steep enough and really not suitable for everyone, jumping up stairs every time. 4. For eight days there was not a single room cleaning and linen change. 5. To any request, the villa employee replied that they did not provide this service. And on the last day, in general, they showed us that we had to pay another 6,000 for 2 rooms! Then it turned out that everything was paid for at once, strangely the hostess keeps the books....

I highly recommend it! If we were going to Abkhazia, we would consider Villa Oliva, but it is unlikely that we will ever come there again.

The best vacation in Abkhazia. The house is located in the center of Mount Athos, next to the monastery, the sea is a 3-minute walk through a gorgeous park with black swans. The hostess and her assistants are professionals in their field - they meet, conduct, help, tell. A room with all amenities, a sense of style is felt in every corner of the territory. We are not resting for the first time, a great hotel, small, quiet, calm, despite the small room-very cozy, everything is there. The most important and most memorable place in the hotel, for us, turned out to be a balcony! How wonderful, on a warm autumn evening, with roommates, to arrange a small dinner on this balcony! The view is gorgeous!!! The only disadvantage is that we didn't wait for a change of bed linen and cleaning in a week, but we are not proud people, we took it and cleaned up ourselves!!

We stayed at this hotel by chance for one night on a trip to Abkhazia. We were pleasantly surprised. Very friendly and friendly hostess, small but very clean and comfortable rooms (refrigerator, kettle, air conditioning, wifi - everything is available). Convenient location from all points of view - monastery, beach, park, center, remote from the road, there is a place to park the car. And most importantly, the excellent, varied and delicious breakfasts were enjoyed by both us and the children. The most successful location in N.Athos, right in front of the entrance to the park. From this place, roads diverge to the park, to the sea, to the monastery, to the waterfalls, to the beach 150 meters away. The house stands on a hill and is a little secluded from the main tourist street. A very comfortable veranda with curtains for 5 rooms, there is always a breeze, there is a table and chairs. The rooms are small but cozy, they have: refrigerator, air conditioning, kettle, huge double bed, bathroom. In the bathroom there is a nice panel for combs and small things, handmade, all with a soul. Here you can safely and deliciously eat, only fresh food, cook a little for the guests. We have already been to Athos for the 2nd time, we have studied all the hotels, I can recommend this one, it is mentally stylish and very comfortable.
