A wonderful place to relax, a welcoming home. If you want to feel the fabulous atmosphere of Khiva, come here! From the first minute, it feels like you've come to visit close relatives. We spent two days in this wonderful place and were surrounded by attention and care all the time. It is very pleasant to communicate with people who love the place where they were born and live, carefully preserving cultural traditions. We were given guided tours and told a lot of interesting stories. We got answers to all our questions (and there were a lot of them). Simple, cozy rooms with all amenities - hot water, underfloor heating, air conditioning, etc. A variety of breakfasts. The pearl of the guest house is a beautiful cozy garden. It was very pleasant to have a snack, drink tea and relax behind the dastarkhan in the shade of the trees while birds sang. Many thanks to Bakhtiyar and his family! Rakhmat! We were at the end of December. One of the advantages is that it is located inside the fortress, you can go out and go for a walk. The restaurants that were open were also inside the fortress nearby. Breakfast was (which is good, because the cafes were closed in the morning), although modest in my opinion: tea, omelette/pancakes, bread, cheese, sausage, jam and dried fruits. (a little bit of everything, in portions). The room is clean. The host is friendly, ready to help and answer questions. Of the disadvantages, the room is modest, the pastel linen is synthetic. In general, taking into account the location and a couple of nights is a good option. The doors of the rooms face the street, which is why the small window is always curtained.

I do not share the enthusiasm about this guest house. We have been to three more hotels in Uzbekistan, and there is something to compare it with. There is no hair dryer in the room, there is 1 wire hanger in the closet for two, the shower mount is broken. There are no slippers. Breakfast is meager (scrambled eggs and a piece of cheese and sausage per person, the rest is sweets. Coffee is not offered even instant). In addition, this is the only hotel in which the tourist fee is not included in the price. And we found out about it at the last moment, when the cost of accommodation increased by a third compared to the one we had agreed on in advance (and the booking was made directly via WhatsApp).

10/10 We stayed with my wife and friends in this wonderful place on November 10-11, 2023. It was easy to arrange a reservation in advance with the owner Bakhtiar via whatsapp. We arrived in Khiva at 8 am, we didn't have to wait for the arrival time before lunch, we were immediately settled and fed a delicious breakfast. The owner Bakhtiar is a very hospitable and responsive person who is happy to share advice. The guest house is located on the territory of the Ichan-kala fortress, i.e. literally next to the most interesting sights of Khiva (Kalta Minor, the inner fortress of Kunya Ark, Islam Khoja minaret, Juma Mosque, etc.). The only house on the territory of the fortress where there is a garden. The rooms are clean, well maintained. The breakfasts are delicious and inexpensive. The owner Bakhtiar helped to find a guide to the fortresses of ancient Khorezm in the Kyzylkum desert on the territory of Karakalpakstan. Now we recommend this place to all our friends, it feels like the owner loves his job and welcomes guests with pleasure, thanks, best wishes!

If you need luxury, this is not your hotel and do not waste time reading the review! But if you want to immerse yourself in Khorezm hospitality, cordiality, and care for your relatives, then this is the best thing to choose! The hosts meet us as relatives, promptly solve your wishes! The host registered us upon arrival, borrowed money until we changed our own (I was shocked!), bought tickets at my request to another city by train because a map of Uzbekistan is needed. He told everything in detail how to conveniently change money where, the location of the market, etc . The location of the hotel is very convenient to everything at hand, if you do not spare money, ask the hotel owner to call the guide Doston- it is very interesting to explain and bring information in Russian (occasionally jokes- in the subject).His prices are $ 15 per hour, but do not skimp the information is compressed and the presentation is interesting and understandable. There is a local market not far away, we went there several times to buy strawberries, cherries 30,000-35000sum, tortillas-3000sum (in restaurants and cafes they are 2-3 times more expensive. The highlight of this hotel is its own well-kept garden, coziness and comfort! The breakfast is very tasty and hearty thanks to the hostess! Since I made the hotel reservation directly via WhatsApp, the owner made a good discount for which I thank him! P.S. We were very satisfied, I recommend this hotel!

An amazing family-run hotel. It is located in the center of Khiva. We were very surprised when we saw a lot of greenery in the courtyard of the hotel. This is not the case in other hotels. Greens keep cool, and this is so important in Hot Khiva. Cozy rooms. Conditioner. TV. The bathroom is equipped with a shower, washbasin and toilet. It doesn't smell anything. In the morning we were served a delicious breakfast. Everything is Oriental. Nuts, dates, jam, eggs with sausage, chebureks and delicious tea. Not far from the hotel there is a restaurant, a terrace, an old bazaar. I advise everyone to visit. The prices are reasonable. I will definitely return to Khiva and stay with them. Thank you.

In Khiva, definitely, you need to stop in the Old Town to immerse yourself in the atmosphere :). The location is no longer important there: you can get around the whole city in 30 minutes. Boyjan Ota -home environment, yes, as if guests had come to visit relatives. The owner helped to change the money on Sunday, and took it to the airport at night. Breakfasts are a little meager, of course, but I didn't spoil the impression :)

Very friendly hosts. The rooms are nice with nice beds. The guest house is located directly in the old town, all the sights are within a five-minute walking distance. The breakfasts are good, with jam and nuts / dried fruits, you can arrange in advance exactly what you want for breakfast.
