I would like to express my opinion about the agency a 21 .Even a person making a transaction for the first time acts more professionally and competently than these "specialists". In order not to be unfounded, I will briefly describe the entire transaction. The acquaintance with the agency took place after the call for the advertisement. They pick up the phone immediately and after a brief review of your requests, they promise that the agent will call back. In my case, it took a long time to wait. The employee referred to the fact that the dispatcher allegedly gave him the information late. Let's pretend that we believed it. When asked to inspect the apartment for sale, the agent replied that the owners were absent, and they had not left the keys. He suggests waiting a few days. We wait. No one calls on the appointed day. Well, we'll call you ourselves. After several attempts, we get through. There are some problems again, we have to wait a few days again. No one bothered to announce this in advance. The fact that you have freed up half a day for examination is your problem.The apartment owners' number, of course, is also not given. Then we call the agency's representative for several days and finally set the date and time of the inspection. We're coming for an inspection. We ask the agent what information we need to know about the apartment. He says that everything is fine with everything. Meets the landlady of the apartment. We talk to her, she tells us the information we are interested in.. During the conversation, the agent constantly interrupts the owner, does not let her talk about the details. As I understand it, he, who is in the apartment for the first time, knows more about the subtleties of the condition than the hostess who has lived there for twenty years. We agree on the price, we agree to the deal. And then, just before leaving, the owner asks if the agent told us that there are some nuances with the documents. It was clear from the agent's face that he did not plan to voice this information or would have announced it only after bail. He referred to forgetfulness and said that we shouldn't worry, they were professionals. We made an appointment at the office. A representative of the director, who was registered there on a part-time basis, came to the meeting.I arrived at a pre-arranged time. (Looking ahead, the only one who arrived on time).She once again told me what kind of professionals they are and how they value their reputation. We were going to look at the company's documents and find out if it was possible to deal with them. They were extremely surprised, because they believed that we had arrived immediately with a deposit. After reviewing the documents and assurances of professionalism, we agree to a deposit, the amount of which has increased for some reason during the conversation. We are signing an agreement (in two copies) and, in my opinion, a contract for the processing of personal data. I thought I'd reread it in more detail later, but they refused to provide me with a second copy. A few days later, another "specialist" from the agency called and said that he would deal with the legal side. When asked what exactly he would do, because the purchase and sale agreement is executed either by a notary or a cadastral agency, and the registration itself is a cadastral agency, he replied that "it doesn't matter, just the legal side." We met several times at the agency's office. The director (and it turned out to be him) did not come to the first meeting. I did not consider it necessary to say this in advance. At first, we were told that he was late for another meeting. Then another girl came in and, not knowing that we had already been given a version of the excuse, said that he was coming from Minsk.They didn't wait, they left. The next time, he was also ten minutes late. Professionals after all. Next, he had to register with a notary. But for some reason I found myself very busy and still couldn't do it. He didn 't pick up the phone .I only got through to him through a request at the front desk. The sellers (as it turned out later) were told that there were problems on the part of the buyers and this was the reason for delaying the deal. As a result, I had to make an appointment with a notary myself and call the agency with instructions on when and where to bring the documents for preliminary review. When the real professionals (notary and cadastral) got down to business, everything went more or less smoothly, although even there the representatives of the agency tried to get in where they didn't need to or take credit for some of the work of others. After all the paperwork, the agency representatives demanded to return my copy of the agreement to them, allegedly they needed it to file the case. Which, of course, was refused. Subsequently, I asked the sellers why they needed an agency. They said they just didn't know the whole procedure and regretted contacting them ten times. Result. The sale of the "old" apartment took about two weeks, 4-5 calls between the parties and several trips to the authorities. It's not stressful at all. I sold it without intermediaries. Purchase with an intermediary in the form of the a21 agency: It took almost a month and a half from the announcement call to the closing of the transaction at the cadastral office. A lot of nerves have been spent. Plus, it's impossible to control what the agency says to the other side of the deal. What are the advantages? Perhaps only because I realized how simple and easy everything is without such "professionals" and "helpers" Minuses Deadlines are being delayed They only create the appearance of participation or assistance They're getting on my nerves All this for your own money.
