We visited in August 2025. The hotel consists of 2 buildings, we were in a new one. The owner is a good man, but peculiar... I would say he's a man of good mood, but he's our Russian! ))) There are rooms with their own kitchen. There is a shared kitchen in the first building. We had a nice, bright, cozy single room with a large bed, without a kitchen with access to a balcony. Everything was fine with us. The beach is 10 minutes away, I recommend the beach from the Nart sanatorium, there is also a chic cafe on the pier, with a beautiful view and good cuisine, we periodically went there for coffee in the morning and dinner in the evening.

The room is very pleasant. For two people, it is good in size, functional (suite on the ground floor). There are necessary storage spaces, a small refrigerator, curtains, a full blackout is especially appreciated. The bathroom is clean, it doesn't smell damp. Shower with multiple modes. The air conditioner is powerful, cools well and is positioned so that it does not blow on the bed. On the downside: the windows don't open. If you want to provide air supply at night, you will have to sleep with the door open. The kitchen is shared in the adjacent building. For those wishing to chat, this can be a meeting place.: It's big and cozy. To me, this nuance seemed more like a minus. The stove and sink are the same and often all the burners are occupied and you have to stand in line to wash the spoon. The biggest disadvantage is the balcony near the room. This is not a private balcony, but a common corridor running along all the rooms on the floor. We were especially lucky: for the first couple of days, there were 2 pairs of friends who were accommodated, two on our left and two on our right. And in the last couple of days, a myriad camp with 5 children came by!) They occupied the entire floor except for our room. The unforgettable atmosphere of the communal apartment: aunts in dressing gowns scurrying past with pots, children huddling under your panoramic windows and peering into them. If you are looking for privacy, then I recommend a two-room apartment or studio on the ground floor in this guest house (it is at the end of this beautiful balcony corridor and there is an opportunity to cook in the room) The nuance that the house is located on a mountain has already been noted by many. It's not that it takes a lot of effort, but the height of the stairs that must be overcome on the ascent is 13 floors. The load is noticeable in the heat. It can be difficult for the elderly and guests with young children. Unfortunately, we could not avoid intestinal adventures in Abkhazia. I don't think this is a guest house problem, just be prepared)

We stayed with my husband in May 2025, beauty, nature, birds, a stream. The room was clean, simple, the bed was comfortable, everything was there, shampoo, gel, soap, hairdryer, towels, kettle, refrigerator, air conditioner, everything worked, shower, there were no smells of strangers, the kitchen was open from 7:30 to late, they cooked calmly and in the presence of the owners, wonderful people (who what I wrote in the reviews) On the way to the sea, all the cats were patted down the steps, and so was the red cat in the Agave. It's a great place.
