I recently applied to BD Realty agency to find a small and cozy apartment for rent in Tbilisi. My son is going to study here, and it was important for me to find him some kind of accommodation near the university. The realtor Iya did an excellent job with my request, she found a good apartment that meets all my requirements It was a bit difficult to find an option for our price, but Iya showed patience and professionalism. She helped us go through the entire rental process quickly and without problems. Thanks!

Do not contact us here. In short, they'll just give you what they need at the moment, and then they'll ignore you.   And now I'm describing the story of the BD Realty agency. In May 2024, I applied for the purchase of an apartment for investment, their financial director Nikoloz immediately called me back, and we arranged a meeting. I arrived at their office, where I already talked with the manager Dmitry, they selected options for me within my budget. From the very beginning, it was clearly discussed that I wanted to sell the apartment in a YEAR and make a profit, this was the only purpose of the purchase. The next day, Dmitry and Nikoloz took us to 2 sites where construction sites will be held. We went to the sales office. On the same day, Nikoloz announced that "we do not work for free, we have a commission" (it is $ 3,000). As a result, we chose an apartment in one of these residential complexes. Next, we came to the sales office to sign the contract, Dmitry gave us a standard contract, and everything was done in one day. I also asked the managers if I could contact them in a year with the sale of this apartment, they assured me that yes, of course!   A year passes, I write to Dmitry, saying that I would like to start the sale process, and then the most interesting thing begins) Dmitry answered me very rarely about the sale. I turned to another realtor who works in Batumi, apparently she somehow contacted Daria, the director of the agency, and Dmitry answered me only after all this.    It takes several months, six months, at the moment 8 months, the apartment is not sold, I do not know if they are trying to sell it, because the BD Realty managers ignore me. From communication with other realtors, it turned out that people don't really buy in Tbilisi after assignment, no one wants to buy "air", the buyer can no longer take an installment plan or a mortgage. The BD Realty managers were wonderfully silent about all this when I contacted them)) Manager Nikoloz told stories about how all he does is buy, and after a few months he sells, that's the joke, of course.   The fact that there are no buyers with money is certainly not their fault. My complaint is that, first of all, now I don't understand why I paid the $3,000 commission. I thought that for an expert opinion on the choice and purchase of an apartment for investment, and the possibility of SELLING it IN A YEAR. But it turned out that I paid this money to be taken to 2 locations in Tbilisi, and given a standard contract from the developer. Only later did I find out that in Georgia, the seller usually pays the commission to agents, and the fact that they took such a commission from me, taking into account the purchase of an apartment from a developer, caused direct surprise from other realtors.   Secondly, at the moment, ALL the managers with whom I have been in contact at BD Realty simply ignore me and do not respond to messages. The conclusion is that you, as a client, are needed only to sell something to you, get your commission, and they are not interested in what comes next, the services of agents in this agency are not worth the money at all.
