Affordable rental price.
The hall needs renovation. At least just paint the ceiling and walls.
The equipment is very old, but it still serves. They promise to update

Cheap to rent! An old gym, an old shower and a locker room, but everything works! Good people work, responsive, understanding! In the same building there is a good cafe e, where you can eat and relax (it's not crowded, there are always places!)
