A good, let's call it, residential complex next to expensive hotels, including Burj al Arab, aka Parus. A green courtyard with a swimming pool (20m) and sun beds. Gym. Two-tier parking + outdoor spaces. It makes sense to look at the apartments with windows facing the courtyard, because all the greenery is there and the street is quite noisy here. There are small flaws in the management, but they are everywhere (something drips, the door is broken, the elevator is ordinary household things).
