The impression is strange, we were at the cottage on the cold river before , there is a clean , well-maintained house , there is no ruin, polite staff, conducted individual excursions , in general there was no complaint , we decided to visit this historical institution.
The building is in ruins, in the windows ( where they are not allowed ) you can see the collapsed ceiling on a gorgeous billiard table , dust , cobwebs, and inscriptions on dust on the crystal glasses Moscow 2023, the territory is almost completely closed, guest houses are closed, we were not even allowed into the house.
Yes, there are many group excursions, we understand, once we went in, they said to wait until they were finished and that from the next one we (two people without a tour) would be able to go in, the second time they say the same thing, for another 15 minutes, the staff themselves just sit on the sofas at the entrance, as a result, it did not work out on their own.

The territory is clean, but the asphalt and curbs are broken.The main building of the cottage has been restored, except for the ground floor-there, as many years ago, there was no repair, through the glass you can see a huge billiard table, chairs, everything is in disarray. They could not get on the tour, because the doors were closed, and there were no announcements about opening hours or excursions, but through the glass you could see a beautiful and restored environment. We came here as part of an excursion to the city of Sukhum, the surcharge for visiting the cottage is 300 rubles per person. I would have known in advance what was inside and how, I would have stayed outside for a walk))) three identical bedrooms, an office, and a bathroom that you can't enter. Everything is made very minimalistic, Upholstered in wood. There are empty shelves in the study, not a single book is left. As we wrote before, there are a lot of insects and bedbugs. The tour is short and not particularly informative, then a little time for independent walking. You can't go to other floors, you can't go to other buildings either. I liked only the view and the garden, which I didn't really have time to see. I wouldn't come here on purpose, and I don't advise you either.

Entry for a person is 50 rubles., apparently for the view that is there, but definitely not for the smell. At the entrance to the building, you will be met by perpetually smoking mikrik drivers, inside the building we got to a light "banquet", two women and two men drank alcoholic spirits, the smell was very strong from them;(( 300 rubles., for entering the building, 15 minutes of historical story and after walking through several rooms, many closed.
There is a lot of garbage from cows on the territory of the cottage! Be careful!

The cottage is not in the best condition. The room is not heated in winter, taking into account the humid climate, this is a disaster. It smells of damp, an old abandoned house. Plaster fell off the ceiling in the leader's bathroom. In one of the bedrooms, a wooden film was glued to the ceiling instead of wooden panels, which parted at the seams. And under the ceiling on the wall there is generally paper wallpaper with a tree pattern that has fallen off.
Admission costs 300 rubles per person, the guide gave a lecture for 8-10 minutes. Then you can inspect it yourself. That's another 10 minutes. However, the view from the balcony is very beautiful! (the film is visible in the third photo, instead of panels)
