The best hotel according to the following parameters: 1. Location and logistical accessibility to the Dubai metro and the city center. 2. Excellent room stock, spacious rooms with daily cleaning and change of bed linen and towels, every morning you will be given a gift in the form of a bottle of drinking water, tea, coffee, cream, sugar, for each guest staying. The hotel has excellent soundproofing, spacious rooms and convenient internal logistics, an excellent free swimming pool upstairs, with a fantastic view of Dubai. 3. Excellent European cuisine. Cast aside all fears that the food will be overly spicy or very peppery. For breakfast and dinner, you will find the usual products for any Russian / European in a large assortment. For me, a lover of more spicy food, the hotel chef passed on a small amount of hot pepper, while black pepper is always on the table. Breakfast and dinner are buffet, so you will definitely not go hungry. The ideal formula for a tourist: have breakfast and dinner at the hotel, and during the break visit the sights of the UAE. We bought a ticket for the New Year and I will say that paying for the New Year's menu is really worth it. The staff is very polite, responsive and moderately sociable. All taxi drivers know this hotel, you can get there from any place in Dubai or other emirates without any difficulty. Every morning a free bus runs from the hotel to the beach, there are always several comfort class taxis near the entrance to the hotel. There are several food supermarkets around the hotel with a large assortment of various products. I definitely recommend this hotel for accommodation, I am sure you will get wonderful emotions not only from the beauty and splendor of Dubai and the UAE, but also from real comfort and sincere hospitality in this hotel.

A really nice hotel with a comfortable bed and excellent TV coverage. The staff were friendly and helpful, plus the Indian restaurant, Clay Oven, was the tops!

Lived at the hotel from September 1 to September 10, 2025. I liked the hotel .The food is good and, importantly, delicious, you definitely won't be hungry! Don't expect a wide variety from a three-star hotel. If you want lobsters and shrimps, you are not here! The hotel is clean, the room was cleaned every day, towels were changed. Everything is fair! The room has a kettle, a small fridge, a safe, and a smart TV. The location is convenient, there is a metro and buses nearby, and there is a bus stop next to the hotel. The staff is nice and helpful! All questions are solved by communication in English or through a translator on the phone, no problem! I went to the beach every day on a transfer from the hotel. I don't know, maybe I got lucky! And then they caught up with the horror of taking a taxi to the beach, I didn't have such problems, I repeat, maybe I was lucky)) There were breakfasts and lunches, but you can alternate lunch for dinner, no problem! Overall, the hotel is good, I liked everything!

We had a rest from November 2 to November 9, 2025. We chose the Sitymax bur Dubay Hotel ourselves, and, unfortunately, it did not meet expectations. The room had no balcony, there were no clothes drying devices, and things didn't dry at all! The view from the window is on the wall of another building of this hotel. The food (we only had breakfast) is very specific, aimed at Indian tourists, and there are a lot of spicy dishes! There is a club on the ground floor of the hotel, we lived on the 4th floor, the roar of music could be heard! Transfer to the beach is a different story! The small minibus, packed with people like "herrings in a barrel," drove on the principle of "whoever made it, got in." The rest of the tourists – get out as you want! The staff was polite, the room was cleaned every day, towels and bed linen were also changed every day. The location is convenient, the metro is a 10-minute walk away

It's a little noisy from the nearby mosque. And at night, the night clubmen of the neighboring building can be heard if the windows overlook them. And if the floor in the hotel is 3, for example, then you can hear the clubmen in this hotel) The hotel itself has 3.5 points out of 5. They save on everything. There is no water cooler. For 1 room, 2 bottles of 0.5 per day, buy the rest) are cleaned and towels are changed every day. The food is standard for 2-3* hotels in Dubai. It's quite possible to live for a week. I even miss their food later)) but this is already a matter of habit. I've been in it 2 times already. The first one was in winter, there were so many people that it was normal not to even eat) in summer, the people were many times smaller and quite comfortable. I like the location of this hotel, there are a lot of supermarkets nearby, considering that I take the hotel for breakfast, it's important to me)) there are also 3 dey tu dey within walking distance))) the ol sif market is also within walking distance, and the adcb metro station is quite close)

Essentially about the hotel! Inspect the room carefully. This is important. Regardless of the floor, the water pressure in the shower may be different. On the third floor, it may not flow at all, and on the 7th floor, the pressure is like from a hydrant. The room can always be changed even after a day, since there are only two sockets in the room and they are extremely inconveniently located, you can not do without an extension cord. He pays attention to where the room is located, if there is a guard near the elevator, you will get off, there is no sound insulation at all, immediately change it, the first floor is smoking and the club is also tin from below, the most normal is somewhere on the 4-6-7 floor and somewhere further. Despite the fact that the hotel looks like the bottom) and only 3 * rooms are cleaned every day, and quite well. There is a rooftop pool.

We lived on the 5th floor, and we could hear the music. It is better to ask for a higher floor. They take you to La Mer beach, there are changing rooms and showers, there was enough space for everyone on the bus. There are a lot of Hindus, but you get used to them. Breakfast always includes boiled eggs, omelets, sausages, two types of yoghurts and two types of cereals, vegetables, oranges, watermelon and melon every other day. There are also pancakes every other day, honey and fruit jam. We've tried the Indian cuisine a little bit, you can find something for yourself. There is always tea, coffee, and sugar in the room. There was plenty of water. The staff is good, cleaning every day. Special thanks to Rahul (if I understood the name correctly) for promptly resolving the issues that arose.

Location: This area of Dubai is traditionally favored by guests from India... And there are plenty of local Hindus here. Accordingly, the surrounding shops are a riot of tea, spices and rice, rice, rice: dozens of varieties and all in huge packages - the families are big :) When buying groceries, check the expiration dates; even in a large and expensive supermarket, we bought expensive cookies in a tin can, but they are expired. They found it already at home :( Wherever you're going, apart from shopping, it's better to take a taxi. The hotel is not in the center, and not on the shore. But it's inexpensive. The rooms are clean, the linen is fresh, cleaning and replenishing tea/coffee in the room daily; there is no mini-parfumery, only soap in the dispenser, keep in mind. The free breakfast in the hotel restaurant is mostly Indian cuisine; the coffee and tea on tap are disgusting, the omelette and juices are delicious. There is a small buffet in the lobby, shawarma and drinks came to us like children at school, I recommend it. In general, if you come for business or for the purpose of holidays/excursions in Dubai, rather than spending days in a hotel, this is a win-win option.

It's better to choose something else. All tour operators recommend it, but… Let's start with the pros: The staff understands a little Russian, friendly. The rooms are clean and well-kept. The air conditioner is working well. There is a clothes dryer in the bathroom. Nearby, ABCD metro station is within walking distance, as well as Burjuman shopping center - there are a lot of shops, as well as Carrefour BurJuman grocery store, there is also a profitable currency exchange; McDonald's, burger King and DayToDay store, as well as many small shops with good prices. TV - there are a couple of channels in Russian. The pool is warm. Towels are provided. The sun beds are free in the morning, after 10 it's all over. There is a coffee/tea station, and the water is replenished every day. They take you to the beach for free at 8 a.m., you need to make an appointment at the reception in advance. And so it is in the Dubai outlet mall. Minuses: There are a lot of Hindus. All the corridors are dirty! The food is only aimed at Indian cuisine. But of course we chose what to eat, but it's better to go somewhere. On the second day, dinner was good, as well as only water, take something to drink with you. The bathroom has a shower built into the wall, and there are no bathroom accessories. There are NO towels, you need to ask at the reception, they change every day, but you need to call them from the room or go to the reception and wait for them to be brought to the room! There is a nightclub downstairs, they asked to be accommodated higher (3rd floor, everything was quiet). A very expensive Spinneys supermarket. The sights are quite close, but it just seems like the distances are very huge. There are no buses near the hotel, if you get somewhere, it's faster to get to the subway. Taxis are generally a rip-off, although we paid through Careem. Conclusion: I don't think I will return to this hotel.

Not a bad hotel in Dubai, we rest here 2 times. Everything is fine, except for the transfer to the beach, tourists are literally storming the bus. If someone does not fit on the bus, then there are 2 options to get to the beach: taxi -20-24 dirhams or by bus (3-5 dirhams) and then walk for 20 minutes from the bus stop. I am very grateful to the receptionist, the girl LEE, who, upon request, moved us to a room with a view of the Burj Khalifa from the window.

The hotel is cool! The staff is very friendly, polite, smiling🤗 The room has daily wet cleaning, towels are changed every day. The hotel itself is very clean. The food is varied and very tasty, lots of spicy food. The hotel is very conveniently located, the metro is nearby, a 10-minute walk, you can easily get to any point in Dubai. It's a long way to the beach, but there's a shuttle.

The location is great if you plan to walk a lot!we took breakfast/dinner (my recommendation as a tour agent is categorically not to take dinner, the food is very specific)there are not enough towels (there was one for the feet and one large one per person ..no hand towels, I had to take these towels to the beach, so it was not very comfortable to dry off after a shower after the sand.

We came on vacation from December 7-13, 2025 , the hotel is dirty , the kitchen is poor , there is nothing delicious from the drinks , everything is modest to the point that there is not even green tea , the dishes are like in the dining room . We entered the room for three people , there were no blankets or appliances for the third person . The staff does not speak Russian. In the morning , when we arrived , we immediately asked at the reception if anyone had brought an extra blanket , at least , we met the staff in the hallway . In the evening, he brought us a blanket and a glass , and said nothing more . I and another family member had birthdays from the hotel, they came up and asked if there would be a compliment, they brought a small chocolate cake late in the evening, they also asked two days later for the second person, in response they heard that it was not accepted, there was nothing. Although the hotel was chosen with a travel agent and we were told that we had been warned. There is no place to walk near the hotel, there is a field, gas stations, supermarkets, and a mosque nearby. Only Indians and Nigerians lived in the hotel. We constantly took taxis, stood in traffic jams, spent a lot of money, the beach (they took us from the hotel) turned out to be abandoned, there are no changing rooms and one toilet for everyone, but we found a supermarket and bought water. Guide Anastasia Smirnova let us down on the last day, we booked a water park through her, as a result, she messed up and did not enter the data correctly, and arranged everything for the next year. It was not 12/13/2025, but 12/13/2026, it was useless to call and write to her , she did not respond , we stood in line at the water park for a long time, lost 4 hours while we found out when she deigned to pick up the phone, fixed one ticket , and had to pay 20,000 rubles for two. She did not warn that a card was needed without her, we could not ask things in the luggage room, we only had cash, she greased us the last day with her incompetence, check everything behind her!!!! . In general, this is not the Dubai and vacation you dreamed of.

It turned out to be a very good hotel in the end ! I've read terrible reviews, I even took a sponge and cleaning gloves with me. In the end , it didn 't come in handy - cleanliness . The room was cleaned very, very conscientiously and well! It's a pity they didn't ask for the name of the cleaner, but thanks to the one who served room 559!! Change of towels every day, vacuumed, cleaned - everything is fine. We chose the hotel because of its low price and location. Yes, breakfast is for Hindus. But we can also find something acceptable and not spicy. For example, croutons, toasts with butter and jam, an omelet is very tasty, potatoes are rustic, once there was something like shingles. Vegetables. Watermelon and melon were alternated from fruits. Oranges are always there. Drinks are certainly not juices, but you can drink pineapple. Tea, tea with milk, boiling water. I didn't try the coffee, I took mine for brewing. And we spent the night in the room and washed up after the beach. There is a kettle, tea bags, coffee, dry cream and coffee are always provided. We went to the beaches by bus (20 minutes on foot to the bus stop to the right of the hotel), watched the city on the subway, 25 minutes on foot to it.It seemed to us to be the nearest ADSV. The metro is beautiful and clear. The same card is suitable for metro and bus. We didn 't take the 9 o'clock beach bus to the beach . That's why I can't say anything. We rode the buses ourselves. Or paired up with another couple vacationing in a taxi (this is to distant beaches)! The staff is helpful. The location is convenient. We had dinner outside the hotel. Most often in the supermarket. We also found inexpensive cafes. It depends on who expects what. I think it's very good for 3 ki in Dubai!

CityMax was chosen again for accommodation when traveling to Dubai. We have already stayed at the hotel, however, it was 10 years ago. Perhaps many impressions were influenced by a certain "expectation of what happened before," but now this has not happened, so it is unlikely for the third time. One of the advantages: location (within walking distance of 3 metro stations) On foot, you can walk to the "Old Town" on the banks of the Creek, as well as to Zaabil Park and the Dubai Frame (although at the moment the entrance to the park is paid, previously you walked freely in it). Swimming pool and relaxation area on the roof: as previously mentioned, it saves you well if you arrive early, but they don't give you a room, or check out late: you can stay by the pool, change clothes, and leave your things safely in the changing rooms on the HC floor. Of the cons: Transfer to the beach. A lot has been written about him, I'll join you. The transfer is not from the hotel, but from the beach itself, because the hotel is not responsible for its schedule or quality. There is only one bus, it can accommodate 45 people, who did not "get in" - your problems.... As a result, the old Soviet queue began to form about 15-20 minutes before the arrival of the bus itself. The road to the beach takes 15 – 17 minutes at best, and usually 25 – 30 minutes. Transfer to Dubai outlet village (previously provided at Dubai Mall after lunch) in the morning. Maybe there would be a desire to use it, but, honestly, it's strange: in the morning, a trip to 2 locations is offered, and in the afternoon – nowhere. Was it difficult to time it? In general, nothing happened here. The food has already been described several times: we had breakfast, we studied oriental cuisine intended for citizens from India. They were taken to the airport (despite the apparent proximity) 5.5 hours before departure. Traffic jams

Crowds of Hindus are entering or leaving the reception. Queues at breakfasts and elevators. The room has air conditioning for cooling only. We lived in January, when it was +16 outside at night and +18 in the room! If you want to save money, then this is the right option. The metro station is a 20-minute walk away. There are many shops nearby, including convenience stores. There is a shuttle service to the nearest beach, but early in the morning.

Most of them are representatives of India. It's almost impossible to eat breakfast in the morning: it's stuffy, there are a lot of people, it's loud, and you have to look for places. And there is practically no European cuisine. The rooms were cleaned normally, there was no hearing from the neighbors, only a vacuum cleaner in the morning. There are few sun beds near the pool, it's not a fact that it will be possible to occupy.

We stayed at this hotel in October 2024. I think this hotel can be considered a 4*. The staff is very pleasant, they always smile, say hello, try to help. Cleaning, linen change daily (good linen) we lived on the 14th floor, the room has everything: a double bed, 2a armchairs, a coffee table, 2 mirrors in the room and 1 in the bathroom, a tea set, hygiene supplies, a lot of lights. This hotel does not provide slippers, bathrobes and dental kits, but they knew about it and brought their own.My husband and I are not pretentious about food, we were always full (considering that I do not eat meat and sausages in hotels). There were fish, vegetables and interesting desserts. Tea and coffee are not served for dinner, but everyone poured a glass of water, plus delicious watermelon, melon. There were 3 types of cheese, some of which were spicy, but not critical. The excellent location of the hotel is near the metro, bus station, 24-hour supermarket (where we found the famous Dubai chocolate for only 29 dirhams) and of course the Emirate Mall. Transfer to the beach by the Sail 3 times a day. I certainly recommend this hotel.

City Max Bur Dubai is a great hotel for outdoor activities with a rooftop pool! Next to the hotel in 15 minutes is the red line of the ADSV metro, only 4 stations and Burj Khalifa, to the right of the Sharaf J hotel is the green line a couple of stations and Park Creek, we are delighted with it! A 30-minute walk from the hotel to Zabil Park. From the hotel 20 min east Department post and custom 8 bus runs the entire coastline from La mer beach to Marina Beach, we traveled all the beaches,! The food is spicy. the spicy food in the hotel is tailored to the Indians and Pakistanis, but we did not stay hungry in the West Zone supermarket ready meals at an acceptable price. Employees do wet cleaning every day, change of linen, tea and coffee, ironing board if you need it, Staff service is on top!! We will definitely come back again, we rested from June 24 to July 4, 2024, plus 45, but we have adapted to the climate!! Evening running only from 8 pm! Very polite Arabs and the local population are Hindus, Pakistanis!!

Hello everyone! I've been to this hotel. The hotel is clean, they are cleaned conscientiously, nothing is missing. I would like to note that the food is completely Indian, and Hindus work in the kitchen. I arrived at 6 a.m., got to the hotel at 8 a.m., and was checked into the room only at 2 p.m. It was a long wait. They don't go to the meeting. There are no Russian speakers at the reception, you need to know English well.

The prices are reasonable. There are 2 bars and a restaurant on the ground floor. Excellent service. They work until 4 a.m. Convenient taxi access. The disadvantage is that there are a lot of people, and there are a lot of guest performers because of the bars. If you are with children, it is better not to go down to the 1st floor after 20 hours. Scantily clad women often appear.

Not a bad hotel at this price. It's always clean. We lived on the fourth floor, it was quiet. We checked in two and a half hours earlier at no extra charge, thanks for that). The staff is very friendly and helpful, speaking Russian only through a translator). There are indeed a lot of Indians, but there are also enough Russians, the ratio is about 60/40. This is basically an Indian area, they have absolutely no discomfort from them, they are very friendly, we have not seen the smell from them, as they wrote in other reviews. It's 10-15 minutes from the subway, a little far away, but it didn't bother. There are many shops (including large ones) and cafes nearby, and an alcohol store is also nearby. There is a transfer to a normal beach, but we did not use it. There are no complaints about the room for this cost. We had breakfast and dinner, the food is a bit monotonous, but there are plenty to choose from, you won't stay hungry. There are few attractions in the area, get ready for trips to other areas for walking, the metro is nearby, so you can get there cheaply and anywhere. In general, we were satisfied with our stay at this hotel.

We just came from this. The hotel is economical, but quite decent. It is located between two metro stations- ADBC and Jafar- a 15-minute walk. The food is Indian because the people of India work there. They clean perfectly. 2 bottles of water were placed in the room every day. But for a budget vacation, it's great if you don't go to Dubai to look for cons.

From the good, cleanliness, breakfast, location, price. The hotel has already been cleaned out of a bad tub, the sink in the siphon was leaking in our room, so they didn't fix it, even though they complained to the reception. There was only one bath towel in each room, and after complaining about the running sink, they brought half a foot towel. The tiled floors in the rooms are icy, there are no slippers, but there is a kettle and tea with water. All the TV channels in the hotel are Indian and there are a lot of Indians.

The hotel itself is not bad, first they gave a room on the 4th floor, next to some room was under renovation, there was a strong smell of paint, I asked to be moved to the 7th floor, silence, cleaning every day, changing linen towels every day, the view from the room to the tower is beautiful, the window opened, the dampness is certainly strong , the linen is not it 's drying up , the staff is polite , but they don 't understand Russian , they arrived earlier than check-in time , offered to check in earlier for 100 derkhan , we refused , the tax was 10 derkhan per day , we had breakfast included, the food was peculiar, everything with spices curry, but we weren't hungry , we could take it with us in our containers , every day, water , tea , coffee, and powdered milk were left in the room, in principle, 3 stars are normal, the subway is not far away, but it takes 15 minutes to walk, supermarkets are close, and the day tu day store is also nearby. The cheapest store has everything and is cheaper than everywhere else

Positive: 1. I got a room with a good view on the 7th floor, clean. 2. Location: 10-15 minutes walk to the ADCB metro station; many mini-midi supermarkets nearby. 3. Friendly hotel staff. Minuses:1. transfer to the bay - one small bus, one flight, a live queue, i.e. on the principle of "fighting dogs".2. Breakfast. 3. Lack of space for drying things in the room. 4. After taking a shower, there is a non-drying puddle on the bathroom floor. 5. The lobby of the hotel looks like the railway station in Sochi in the 90s - crowds of people with bags, suitcases. The hotel is quite suitable for budget accommodation.

I liked the hotel as a whole. The large number of Hindus does not bother me, I take it calmly. The hotel was located as conveniently as possible for me, ideal for a short 6-day stay. The first 2 days I went to the beach, walked. The rest of the days are guided tours and shopping trips. It is located so that you can safely drive and walk everywhere. Room cleaning every day. One of the disadvantages is that there is not a single Russian-speaking employee, but on our fingers and with a translator we understood each other. And the food is not very diverse, a lot of spicy, they are more focused on Hindus. We checked in immediately, there were no dirhams, I gave 100 dollars, they gave me change in dirhams. The room is clean and fresh. The air conditioner is working fine. Another disadvantage is that the toilet tank is leaking. A lot of people write about the absence of a closet/ a broken closet, so it's not broken. Such cabinets are often found in hotels of this class. The staff is very friendly, I came up with various questions, they always helped me. The service is good. Pillows, mattress, bed linen of good quality and density, slept well on them. Everything is clean. The furniture is imperfect, it can be seen that it has been used for a long time if you look closely. The mirror too. The hair dryer works well and dries quickly, it is quite powerful. Toilet paper is so-so. There is hand soap and shower gel in the room. Another disadvantage was that there was no toothbrush and disposable slippers in the room. Even in two stars they can be, at least they are sold in the hotel. As it is, everything is fine. I would probably repeat this hotel in the future. I'm not thrilled, but it's acceptable.

It's not a bad hotel. The staff is very considerate and diligent! 4 stars because there was a bit of mold in the bathroom, but they try to keep it clean. Overall, I liked it, I can recommend accommodation, especially if the requirements are minimal, I only came to spend the night) I've been walking all day. A big plus is the rooftop pool, a bus to the beach. I had breakfast included , and I could choose my food . Most of the food is spicy

The location of the hotel is convenient: 15 minutes leisurely to the metro red line and the same to the green line. There is a convenience store nearby. The room is cleaned every day, towels are also changed every day and water, tea bags, coffee and cream are brought. The rooms are small. There are a lot of Hindus. For breakfast, the only thing edible for me was an omelette and something like a cupcake. Coffee is an incomprehensible kind of potion... it's good that I took drip bags of coffee with me from Russia. In general, it's not bad, considering that we only came to the room to sleep, sometimes only in the morning.

Nice hotel, clean, cleaned every day, towels were changed every day too. Friendly staff, we communicated through a translator on the phone. Amateur food, mostly Indian cuisine. But for breakfast, from what we ate, there were eggs, scrambled eggs, bread, butter, fruits - watermelon, melon, vegetables - cucumbers, tomatoes and a variety of greens, which suited us girls quite well. One of the things I didn't really like was that there was no balcony, no hooks and ropes where wet swimsuits and other washed clothes could be hung. There are shops within walking distance that have everything your heart desires. It took 10-15 minutes to walk to the metro, it's not a distance for us, we were walking. ADCB stop.

Positive: 1. Convenient location. The subway is about 15 minutes away at a quiet pace. There are shops nearby. Burjuman shopping center is 15-20 minutes away on foot, and there is a good supermarket where you can buy ready-made food. 2. Daily cleaning and towel change in the room. The bed is changed every 4 days. 3. Friendly staff. Minuses: There is a bar and a nightclub on the ground floor. The contingent there is going to be such that it is unpleasant to go out once again) The breakfasts are practically not edible. Hash Browns and chicken sausages are the only things you can eat. All the food is seasoned with spices, for the Indian people, who mostly live in this hotel. The pool is not heated, small.

I had a rest in it in August 2024 and I liked it relatively. The water was changed every day and tea, coffee, and sugar were brought. They made the bed and mopped the floors. The staff is friendly, but mostly from India and Pakistan. I ate mostly for them, but Russians also had a lot to find. There is a mini gym, which is accessible by a room card. The rooftop pool is not heated, but in August it was not necessary, the disadvantage is that there is no dryer in the room, and they are not allowed to dry swimsuits on a chaise longue by the pool, but they go to a meeting if they ask for an hour. And so they say that you should sit there, but at +40 you won't stay long even in the shade. And another disadvantage is that when you get out of the shower, water accumulates on the floor and does not come out for a long time, and because of this, there is a very high humidity in the room. And so there is a hairdryer, a refrigerator, a kettle, and sockets, as in Russia.
